To my buyers...this market is fucking crazy. Inventory is crazy low & homes are going under contract insanely fast & much over ask. But don't get defeated so quickly & don’t let your dreams of owning a home get put on the back burner.

You want to be able to compete in this market? Get yourself an agent that is going to educate & guide you through the process. Someone who keeps you informed & stays in contact with you.

How do you know if you found the right agent?

When you first meet with an agent, ask them these three questions...

  1. How long have you been an agent?

    1. Seasoned agent can anticipate problems before they arise

    2. Established relationships

  2. Will I be working with you individually, or with a team?

    1. Who you will be working with primarily

    2. Support staff

    3. Having a good support system

  3. Do you work part time or full time as an agent?

    1. Full time will devote more time

    2. Part time - ask availability; however, in all honesty, I can count one 2 fingers the number of part time agents I’ve met that I’d hire as my agent

Don't forget to look them up online, check their socials, Google reviews, etc. This speaks volumes. It is so helpful & will show you how an agent works with people

Finally, to my sellers - because it is a seller's market, don't get too ambitious and price your home high. Many buyers will overlook it and with no offers on the table, your home will stay on the market for too long. Even if you lower down the price later on, buyers are still unlikely to reconsider. You might end up in trouble with your appraisal.

There are also a number of important details specific to each property, all of which will play a major role in deciding how much to offer for a house. Your realtor should be able to answer most of them for you.
